Partner visa, property visa or Golden Visa. Which one you qualify for depends on how you invest, and the right choice changes how long you stay and who you can sponsor. We check the route against the official rules first, then handle the application end to end.

- You own or co-own a UAE companyPartner / investor (Green) residence: up to 5 years, renewable, no sponsor needed, family included. Needs your trade licence and memorandum of association or partnership agreement.
- You own property in DubaiDubai Land Department's 2-year investor residence: individual owners regardless of value, joint owners with a share of at least AED 400,000.

Why applications slow down
Where investor visas usually get stuck
Eligibility is rarely the problem. Paperwork that does not line up is.
- Company
Shares not matching the licence
Your name, nationality and share must match across the licence, memorandum and immigration file.
- Property
Title deed and ownership
Joint ownership, a mortgage or a deed not wholly in your name changes which route is open to you.
- Timing
Applying from the wrong place
Some routes require you to be inside the UAE, or to attend a service centre in person.
- Family
Unattested documents
Marriage and birth certificates usually need attestation before family visas can be filed.
How it works
From route check to Emirates ID
You attend in person only where the authority requires it, usually the medical test and Emirates ID biometrics.
- Step 1
Route check
We match your company or property to the right visa, against the official conditions.
- Step 2
Documents
A checklist for you and your family, including attestation where needed.
- Step 3
Application
Filed with the right authority, fees paid, queries answered.
- Step 4
Medical and biometrics
Booked at times that suit you.
- Step 5
Visa, ID and family
Residence and Emirates ID issued, then family visas and renewal reminders.

Investor visa FAQs
Before you apply
Anything else? Ask on WhatsApp and the person who handles visas will answer.
What is the UAE investor visa?
It is the common name for residence visas granted because you invest in the UAE, either as an owner or partner in a licensed company or as a property owner. The main routes are the partner/investor (Green) visa, the Dubai property investor visa and the 10-year Golden Visa for larger investments.
Is there a minimum investment for the partner investor visa?
Dubai's GDRFA lists no fixed minimum amount for the partner investor (Green) residence. It requires a trade licence, the partnership agreement, memorandum of association or investment contract, and the approval of the competent authorities. Some free zones and authorities apply their own conditions, which we check for your company.
What property value do I need for a Dubai property visa?
Dubai Land Department lists a 2-year investor residence for individual property owners regardless of property value, and for joint owners whose share is worth at least AED 400,000. The 10-year Golden Visa route needs property worth at least AED 2 million at purchase, owned wholly in your name.
Can I use a mortgaged property?
For the Golden Visa property route, Dubai Land Department accepts mortgaged property with a no-objection letter from the bank showing the amount paid and the outstanding balance. We check what your bank letter needs to show before you apply.
Can I sponsor my family on an investor visa?
Yes. The UAE government portal states that holders of the investor or partner residence can sponsor family members, including spouses and children, under the approved requirements. Dubai Land Department also lists family and parent residence for property investors.
What happens if my investor visa expires or is cancelled?
For the partner investor (Green) residence, GDRFA Dubai lists a grace period of 180 days to stay in the country after expiry or cancellation. We track your expiry and renew well before it.
